抵押貸款利率暴跌至 6.61%，為 1981 年以來的最大跌幅
一年前，30 年期抵押貸款的平均利率為 3.1%。
美國長期抵押貸款平均利率本週下跌近半個百分點，但可能仍是潛在購房者的一個重大障礙，因為美聯儲官員幾乎承諾在未來幾個月內進一步加息。
抵押貸款買家房地美週四報告稱，關鍵的 30 年期平均利率從上週的 7.08% 降至 6.61%，這是自 1981 年以來的最大單週跌幅。一年前的平均利率為 3.1%。
受那些為房屋再融資的人歡迎的 15 年期抵押貸款利率從上週的 6.38% 降至 5.98%。一年前是 2.39%。
上月底，美國長期抵押貸款平均利率自 2002 年以來首次突破 7%。
兩週前，作為其抗通脹策略的一部分，美聯儲今年第四次將短期貸款利率上調 0.75 個百分點，是通常幅度的三倍。其關鍵利率目前介於 3.75% 至 4% 之間。
隨著越來越多的證據表明價格可能已經見頂，人們曾寄希望於美聯儲將開始調低加息幅度。然而，美聯儲官員最近的評論卻打消了這種樂觀情緒。
聖路易斯聯邦儲備銀行負責人詹姆斯布拉德週四表示，美聯儲可能不得不將基準利率上調至遠高於此前預期的水平，以控制通脹。
美聯儲下一次為期兩天的利率政策會議將於 12 月 14 日結束。
美國勞工部上週報告稱，10 月份消費者通脹率較上年同期達到 7.7%，是自 1 月份以來的最小同比漲幅。不包括波動較大的食品和能源價格，“核心”通脹在過去 12 個月中上漲了 6.3%。週三，工黨報告稱批發價格連續第四個月下跌。
這些數據均低於經濟學家的預期，但是否足以讓美聯儲放鬆大規模加息仍有待觀察。
三週前，美國長期抵押貸款的平均利率在 20 多年來首次突破 7%，加之房價居高不下，每月抵押貸款還款額增加數百美元，削弱了購房者的購買力。
